According to Cushman & Wakefield’s latest „Property Times Office Poland” report, 2015 was record breaking in terms of the annual office space supply in Poland. The report analyzed the market situation in Poland’s nine largest cities, including Katowice.
In 2015, 643 000 sq. meters of modern retail space was completed, with 366 000 sq. meters in the regional markets analyzed and 278 000 sq. meters in Warsaw. The total office stock amounted to 8,2 million sq. meters, with 56% of new office space delivered outside of the capital city.
The modern office stock in Katowice totaled 393 000 sq. meters at the end of 2015, according to the analysts. New supply amounted to 19 800 sq. meters. Vacancy rate reached 12,7% which exceeded the average level on all analyzed markets (10,9%). The volume of unoccupied office space is the highest since 2010 (16%). Supply scheduled for 2016 is estimated at 35 000 sq. meters. Prime asking rates were in the range of EUR 12 – 14 per one square meter per month.
Currently, there are 59 modern office buildings in Katowice. The list includes units built since 1989 or refurbished to at least B class.
