A flagship of TDJ Estate is being prepared for opening. The Katowice seated developer has been recently granted an occupancy permit of the first stage of .KTW.
The 66-meter facility was built at 1 Roździeńskiego Av. in the very heart of the city and near the famous „Spodek” sport and exhibition hall. After 21 months of construction work executed by Strabag the building is ready for tenants. The developer secured the occupancy permit on 26th of March. The anchor occupier of the office space is Fujitsu, which already leased 6 000 sq. meters for its Global Delivery Center. The second confirmed tenant is Gastromall. The company will open a canteen (City Break) and restaurant (Isto) covering 480 sq. meters in total.
Companies will be able to start moving in their premises since the beginning of June this year. A road system has been created in the surrounding area and inside intensive finishing work is underway. The facility has been already handed over to Colliers International, which was appointed manager of the building.
Earlier this year .KTW I has passed „design stage” and been awarded the BREEAM Interim certificate for energy efficiency and environmental performance at the “Excellent” level scoring 79,09 percent. The construction project is the very first in Katowice to have received such good results in the BREEAM New Construction 2013 system.
The office building has been fitted out with ecological technologies including low-power lifts, water-saving toilets, electric car charging stations, BMS system to control the air conditioning and lighting, among others. The noise level inside the building will be limited to 40 dB.
BREEAM is an international scheme that provides independent third party certification of the assessment of the sustainability performance of individual buildings and infrastructure projects. Assessment and certification take place at a number of stages in the built environment life cycle, from design and construction through to operation and refurbishment.
