The LC Corp real estate developer is carrying out intensive works to start its first office project in Katowice. The company signed today a contract with Budimex to erect the first stage of the investment to be situated at 10 Roździeńskiego Av.
Budimex will conduct the construction work under the contract worth net PLN 59,9 million. The works will last 16 months (from 31st of July 2013 to 30th of November 2014).
The project is realized by the developer’s subsidiary – LC Corp Invest XII Sp. z o.o. The office complex will be built in the center of Katowice, near the “Spodek” sport and exhibition arena and the PNRSO’s new seat as well as opposite the Scientific Information Center and Academic Library.
On the parcel of land of 9 938 sq. meters two, twin 8-storey buildings including one-level designed for underground car parks and retail premises on the ground floor will be constructed. The developer officially claims that the project will be completed in two stages covering the total area of 27 140 sq. meters. The first stage – the construction of the first building (approximately 13 000 sq. meters) – is about to be commenced by Budimex under the fore-mentioned contract.
First pre-lease agreement was already secured for the first facility. The occupier is Getin Bank signing for 6 000 sq. meters of office space.
The architectural design of the project was prepared by the APAKA Kuryłowicz & Associates studio from Warsaw. Both narrow buildings will be situated on the north-south axis. The facilities will feature large number of narrow windows of irregular layout. An internal atrium, designed along the longer walls, will establish a connection between the two buildings. The developer still has not decided to release visualizations.
LC Corp have also obtained a decision of land development conditions which allows to build a 106 meters tall tower within the office complex. The high-rise facility would be erected on top (south side) of the two 8-storey buildings. The developer does not reveal any dates for realization of this stage at the moment. If erected, the entire complex would then cover approximately 84 000 sq. meters.
