The Katowice total office stock grew by 8% over the three quarters of 2014. Katowice remains the fourth largest office market amongst regional cities in Poland after Kraków, Wrocław and Tri-City, according to JLL.
The total stock of the modern office space in Katowice amounts to 336 900 sq. meters after the third quarter of 2014. There are 61 800 sq. meters of new office space under active construction, of which almost 20 000 sq. meters have already been pre-leased.
The first three quarters of 2014 brought more than 206 000 sq. meters of new office space to the market outside Warsaw – 13% of the new supply was delivered in Katowice (27 000 sq. meters). The City recorded slight increases in vacancy by 2,3 percentage points and stood at the level of 9,8% at the end of the third quarter. Katowice has the fourth lowest vacancy rate amongst regional cities after Kraków, Lublin and Łódź.
Prime headline rents in Katowice currently range between EUR 12,5 to 13,75/sq.m /month.
