Lately, no new office building was delivered to the market and Katowice office stock still offers about 220 000 sq. m of space in A and B class buildings. However, following months will bring a conclusion of some office developments which increase the supply for approx. 50 000 sq. m. About 10 percent of this space is already pre-leased. Most of the buildings will be delivered to the market in the first quarter of 2010.
A vacancy rate vary between 8 to 10 percent depending on reports and will greatly rise after completion of buildings which are under construction now. Instead of that, the vacancy rate in Katowice is the lowest among regional cities. Headline rental rates fall to EUR 13-15 sq.m/month and following decrease is possible.
Some developers like Skanska and TriGranit still did not start planned office schemes and are waiting for the market recovery.
