Katowice’s modern office supply has exceeded 300 000 sq. meters according to Jones Lang LaSalle. The City remains the fourth largest regional office market in Poland, however Poznań follows thicks on Katowice heels offering nearly 293 000 sq. meters of offices.
The total stock of modern office space in Katowice amounts to 300 700 sq. meters after the first half of 2013.
In the second quarter of this year, there were 53 600 sq. meters of modern office space under active construction in Katowice. Due to the new office scheme that has been commenced last days by LC Corp, the volume of space being under construction will go up further in the Q3. The quarter-on-quarter changes in vacancy level between Q1 and Q2 show that the vacancy rate drop to 8,3 percent. The second quarter of 2013 brought only 2 150 sq. meters of new office space to the market and 8 300 sq. meters in the first half of 2013 in total.
Prime headline rents currently range from EUR 12,5 to EUR 13,5/sq.m/month. The major deals in Q2, that can be officially published, include: IBM for 3 200 sq. meters in Francuska Office Center, the expansion of 1 950 sq. meters by Unilever in Nowe Katowickie Centrum Biznesu as well as two renewals – Hire Right, 1 200 sq. meters and Kroll Ontrack, 1 100 sq. meters – both in the “Opolska 22” office building.
