PKP is going to put DOKP up for sale

One of the most attractive properties amongst Polish regional cities will be set to sale. Polish State Railways (PKP) are going to put on the market the DOKP building and the 7,2 thousand sq. meters plot on which the facility is situated.

The DOKP office building to be put up for sale

DOKP is a 18-storey office building raised in 1974. It is located in the very heart of Katowice at 1 Roździeńskiego Av. in the close proximity of “Spodek” – the Katowice most famous icon – and the cultural district being currently under construction. The total worth of investments in this area exceeds PLN 1 billion. Additionally, the immobility is situated along the agglomeration’s Inner Relief Road (DTŚ).

“We are going to issue a call for tenderers for buying the property at 1 Roździeńskiego Av. in 2013. All interested companies and subjects will be invited to participate in a public oral tender. The only criterion of participation required for tenederers is to pay a tender deposit” – explained Katarzyna Wojtaś, representative of real estate sales department at PKP S.A.

The usable area of the building covers 17 211 sq. meters. DOKP is 72 meters high and was designed by Jerzy Gottfried. The building has been a former seat of several PKP’s co-partnerships for almost 40 years. Now it is abandoned. After the property selling, the new owner will be given carte blanche to develop the site as there are no administrative restriction for the plot and surroundings – the City Hall has not yet constituted the spatial development plan for the area which would make the investment process more difficult as it imposes obligations for functional and architectural assumptions of planned buildings.

Previously, in the late 2008, PKP reached a settlement with Hines, a global real estate developer, in which the United States-roots company agreed to reconstruct DOKP and to erect a second tower behind the existing one. The scheme was called Rondo Towers. In the meantime, the project has been modifying several times by the developer. However, Hines gave up the settlement at last.
