Upper Silesia market for several years, is one of the leading warehouse markets in Poland and this does not seem to change, according to latest researches of JLL.
There were 147 750 sq. meters of modern industrial spaces under construction in the first half of 2015 (60 300 sq. meters in the same period of 2014). About 161 000 sq. meters of spaces remained vacant after the H1 of 2015. The vacancy rate was 10,2%. Rents range between EUR 2,1 and 3,1 per one square meter per month. Also, investors have to pay from PLN 80 to 200 per one square meter of industrial land in the Upper Silesia region.
Analysts expect than the next months will be busy on the warehouse market of Upper Silesia. „We observe continued interest of Western companies that want to invest in Poland and develop their bets here in Upper Silesia as well. In addition, many companies that already have their own warehouses, decide to expand the areas within parks where they are or in a new locations” – said in an interview with Warehousefinder.pl Wojciech Zoń, Associate Director, JLL.
Logistic operators lease the most in Upper Silesia. These companies serve clients from, among others, the automotive, retail and FMCG sectors. „Due to the presence in the region of concerns like Fiat and General Motors, we can see that a large group of tenants are service providers and suppliers of these brands” – Wojciech Zoń added.
Developers and tenants were still very active in Upper Silesia over the last months, JLL reports, and there are new large projects. Due to the great interest of the tenants from the region, Panattoni, among others, has decided to expand its portfolio with further warehouse investments in Sosnowiec and Czeladź and additionally in Bielsko-Biała. Experts mention that the great interest of tenants and investors in the region is mostly registered due to the excellent access to key arterial routes (A4 and A1 motorways as well as the DTŚ route).
